What to Look For When Hiring a Contractor in the East Bay

Choosing the wrong contractor is the most expensive mistake an East Bay homeowner can make. A bad hire is not just money. It is months of delays, code problems that surface at resale, and work that has to be torn out and redone. The good news: most of that risk can be removed before you sign anything.

Step 1: Verify the CSLB license

Every legitimate contractor in California has a license number from the Contractors State License Board. Look it up on the CSLB website. Confirm it is active, in the right classification, and matches the name on your contract. Ours is B1067750. A contractor who will not give you a number is telling you something.

Step 2: Confirm insurance

Ask for proof of general liability and, if they have a crew, workers compensation. If an uninsured worker gets hurt on your property, you can end up holding the bill. Get the certificates, do not just take their word.

Step 3: Check references the right way

Do not just call the names you are given. Ask to see finished work in person if you can, and ask each reference the real questions: did the project finish on budget, did it finish on time, and how were problems handled when they came up?

Step 4: Understand the bid

A good bid is itemized so you can see where the money goes. If one bid is far lower than the others, find out what was left out. Cheap bids often get expensive through change orders later.

Before you sign

Confirm the license and insurance, get an itemized bid, tie payments to milestones rather than a big lump sum, and get the timeline in writing. Do that, and you have removed most of the risk before the first day of work.
